Plan a separate capital reserve

MHM suggests homeowners plan a capital reserve of roughly another $10,000–$30,000 or more per year, averaged over time. Why the number changes from year to year

This doesn't mean writing $50,000 in checks every year. One year might come in around $18,000. The next could reach $75,000 because two HVAC systems failed and a section of roof needed attention at the same time. That swing is where proactive home management makes the biggest financial difference.
